Lavery Mitchell provide assistance in the process of managing the communal areas of residential development through our Block Management Services.

Each individual homeowner within the development will be known as a shareholder and form part of a limited Company (A Management Company) with shared funds.

Each owner will have voting rights to cast in relation to how the shared funds are spent on maintenance and upkeep.

In most cases the management company will appoint a management agent to oversee and coordinate the smooth running of maintenance works and to meet the shared financial requirements and account filing on behalf of the Management Company.

Block Management services include:

  • Assisting with the formation of a new Company with Companies Registry
  • Preparation of a service charge budget
  • Organising contractors to include Insurance Brokers, Cleaning contractors, lift maintenance, Gardeners & other relevant tradesmen
  • Tender all services and ensure full transparency
  • All services are checked for approval before payment is made
  • Administration of insurance
  • Arrange & chair Annual General Meetings. - (AGM's)
  • Arrange accounts preparation & submission
  • Prepare annual return for Companies Registry
  • Regular Inspections of developments for any necessary maintenance
  • Collection of Service Charges / Ground Rents
